TECHNICAL SPECIFICATIONS

GENERAL
A. The present composition concerns the constructing of the independent residences in 5 plots which are located in the city of PLAKIAS OF THE PREFECTURE OF RETHYMNO within the limits of the town planning. The owners of these plots are: CO-OPERATION NASTOS PLATON- PROTOGERAKIS EYAGGELOS.

B. The constructor is the CO-OPERATION NASTOS PLATON - PROTOGERAKIS EYAGGELOS, which resides in Rethymno, Kuriton Street 11, which will be called from now on as contractor or constructor.

C. The buildings will be constructed according to the approved from the Urban Planning Office plans and studies, and the supervision will be done by the corresponding supervising engineers and the contractor.

D. Modifications in the internal of each residence will take place only after the approval of the responsible engineer of the study, after they are compensated in advance.

E. No modification will be executed in the static study of the building.

F. The buildings will be executed according to the timetable of the contractor

DESCRIPTION OF WORKS TECHNICAL DETAILS AND MATERIALS
1. DEMOLITION - DIGGING - EMBANKMENTS OF FOUNDATIONS
1.1 The digging of the foundations will be done in any type of soil, according the plans of digging.
1.2 Embankments will be done afterwards the foundation with perfect condensation of soil.

2. CONSTUCTION OF CONCRETE
2.1 The construction of the buildings, from foundations to loft, and general the skeleton that will bear the weights, will be done by re-enforced concrete of C20-25 quality and by re-enforced iron of S500 quality and with special designed hoops of the same quality, so that all demands of the new Antiseismic Regulation will be fully covered. The construction will be done according the study of the civil engineer, that is approved by the competent Urban Planning Office.

2.2. The re-enforced concrete and iron will be purchased by the contractor ready from well-known factories of the area according his own choice.

2.3. The test of the quality of the concrete will be done by the supervising engineer.

2.4. The re-enforced iron will be exactly as it is in the static study defined.

2.5. The rest of the use of the concrete, beside the above mentioned, will be done according the valid Regulation of Technology of Concrete and the Antisesmic Regulation.

3. CONSTRUCTION OF BRICKWORKS OF THE BUILDING
3.1. Walls, which fill and shape the spaces, will be constructed with perforated bricks, double one or one and a half of thickness according to the architectonic designs.

3.2. Mortar of brickworks: 3 parts of sand of quarry, 1 part of whitewash and 150 kilos of cement per every cubic meter of mortar.

3.3. There will be constructed senage of 10 cm in walls that are above 4 meters long and in walls that are above 3 meters long and 2,40 meters high. There will be also constructed senage along the length of the walls that have openings independent from their length.

3.4. The external brickwork of the basement will be done by re-enforced concrete.

4. INSULATIONS
4.1. Insulating slabs, 3 cm thick, will be placed in all external walls and to all separating the residences walls (partition walls).

4.2. Insulating slabs, 5 cm thick, from polyester (type DOW) will be placed in the terrace.

4.3. Water insulations
A special insulation of maze will be placed in the concrete of inclination of the terrace, the apartment floors or the stores that are in touch with the earth and in the walls of the basement.
Water insulation of the basement external with special concretive insulation.
More over, water-insulation of the terrace, of the space above the apartments and of every semi-covered space with special insulation of best quality.

4.4. In the terrace above this water-insulation and the insulation slabs, there will be constructed inclining concrete of B160 quality and 3-8 cm thick, which will be coated with insulation type Ruber and acrylic color.

5.COATS
5.1. The coating will take place in three layers of total thickness 2-3 cm.
5.1.a. The first quick layer will have analogy 1/3 whitewash to sand of quarry, with 200 kilos of black cement per every cubic meter mortar.
5.2.b. The second layer includes mudding with trowel or machine, in analogy 1/3 whitewash to sand of quarry, with 150 kilos of cement.
5.1.c. The third layer will have final analogy ½ whitewash to marble dust or thin sand of quarry and cement.

5.2. The brickworks of the storages of the basement will be coated directly with country-style coating.

5.3. Wherever there will be visible concrete, this will not be coated.

5.4. The brickworks and the tops of the stairs will be coated like the rest of the internal spaces.

6.COLORATION

6.1. GENERAL
a)Colors and materials as defined in the study
b)Characteristics and quality of colors-polishes of inland production, with recognized specifications
c) Preparation of surfaces of the various building elements as
it is defined in the regulations
d) methods of coloration according the material and its surface

6.2. The coloration of the external brickwork - aspects of the
building - will be done with acrylic material or RELIEF- the
combination of the colors will be done on the last coating.

6.3. INTERNAL COLORATION OF RESIDENCES
a. The walls of the living - rooms and lobbies of the apartments will be colored with plastic color with the use of tools or with ready smooth plasters of type KNAUF
b. The rest of the walls and all the ceilings will be colored with plastic color without the use of tools.
c. The surfaces of visible concrete will be colored with acrylic color

6.4. COLORATION OF WOODEN SURFACES
A. The wooden surfaces will be colored as the architectonic study defines

6.5. COLORATION OF IRON SURFACES
A. The iron surfaces will be colored as the architectonic study defines
B. The coloration of the aluminum constructions will not change.


7. COATING OF WALLS WITH LITTLE SLOPS
7.1.The walls of the bathrooms will be coated from the floor until the loft, if there is any, or until 2,20 meters height, with little slops, which will have the color of the choice of the supervisor, from the inland or imported.

7.2. In the kitchen, the wall between the working bench and the hanging cupboards will be coated with little slops from the inland or imported, or it will be coated with colored glass of the choice of the supervisor.

7.3. False-ceilings and coatings of pipes, wherever it is necessary will be constructed with plaster boards or M.D.F.

8. COATING OF FLOORS
8.1.The floors of the lobbies, of the living rooms, bedrooms, dinning rooms, kitchens, bathrooms and verandas and their plasters, will be coated with little slops of size 0,20 0,20 or 0,30 X 0,30 or 0,40 or 0,40, from inland or imported..

8.2. The stairs will be coated (top and sides) with marble from Kavala or Ioannina or Crete.
Thickness of top 3 cm, sides 2 cm, plaster 7 cm width and 1 cm thickness.

8.3. The floors of the storages, halls, parking spaces and other spaces will be coated with ceramic little slaps of the choice of the contractor, or with industrial floor of first quality with subbase and mesh

9. OTHER MARBLE WORKS AND MATERIALS
The thresholds of the balconies doors, the inner doors (wherever there is a change of layer of floor) and the frames of the windows will be coated with marble from Kavala or from Ioannina or from Crete, that will be 2 cm thick.

10. PLASTER CONSTRUCTIONS
There will be plaster constructions, wherever it is needed according the decision of the supervisor.

11. HYDRAULIC INSTALLATIONS
11.1.The study for the water supply and the drains will be applied by experienced technical personnel and materials of good quality will be used.

11.2. The hydraulic network of the whole building complex will stop where the line of the plot ends. The work beyond this line is responsibility of the Water-Supply Public Office. The procedure for the connection will be done by the constructor. The expenses for the connection to the counters of the Water-Supply Public Office will be paid by the buyers or the owners of each apartment and the expenses of the connection to the communal counter will be paid according the proportion of each apartment by its owners.

11.3. The water net will supply to each apartment cold water to these spots: kitchen for the sink and the dishwasher, bathroom for the bathtub, the sink, the toilet, the washing machine, one spot in the yard of entrance, one spot in the garden, one in every balcony-veranda. The hot water will be heated in the solar heater which will also work with electricity. The buyers are obligated to pay the costs of the purchase of the solar heater. The constructor will be in charge of placing or connecting the solar heaters and of having prepared all the hydraulic and electrical installations for the electric or solar heaters if that is requested the latest until the stage of brickworks.

11.4. A collector will be constructed for every control of all the supply of cold and hot water

11.5. The pipes that will be used will be plastic of best quality made of polyethylene (VPE) of the firm REHAU or THYSSEN or of another same quality.

12. DRAINS INSTALLATIONS
12.1. The drains net of the whole complex will be connected to the drains net of the town with responsibility of the constructor and the costs of this connection will be paid from the owners analogical.

12.2. To drains system of the whole complex will be constructed according the study for the unclean and rain waters.

12.3. The drains of the hydraulic sockets will be constructed with leaden pipes and through the leaden traps they will be leaded to the vertical column.

12.4. The drains of the rain waters will be constructed with vertical pipes made of re-enforced plastic and the connections of the traps of the balconies with the vertical columns will be made of lead.

13. KITCHEN EQUIPMENT
13.1.In every kitchen there will be constructed cupboards with a bench, that will be roughly 3 meters long, 85 cm heigh and 60 cm deep, including the sink, and also hanging cupboards, that will be roughly 3 meters long, 70 cm heigh and 35 cm deep and all these always according the constructing designs of the architectonic study, where the place of the electric devises, the drawers and the separating shelf in the middle, are seen. The hanging cupboards will have a shelf for the dishes and the rest will have two separating shelfs.

13.2. The material of the cupboards will be melamine coated from both sides, colored white from the inside, the doors of the cupboards will be made of melamine or veneer, the bench will be made in European style, inflammable, 4 cm thick, in the same color. For every extra demand of any third person, except of what is described in this article, the costs will be extra.
The kitchen-hood is also included
Washing machine - dishwasher in the kitchen.(washing mashine can be placed at the basement also).

13.3. The sink will be made of stainless material from the inland and it will have two basins that will be 80-1,10 X 50 cm big.

13.4.The tap for the mixing of cool and hot water will be colored.

13.5. The costs for the purchase of electric devises, their installation, the electrical and hydraulic connection of them, will be paid by the owners of the apartments.


14. BATHROOM EQUIPMENT
14.1.In every bathroom will be placed: a bath-tup from the inland made of enameled iron, that will be white and will have the size 1,70 X 0,70 meters, a sink with a column that will have the size 64 X 40 cm, a toilet with cover and a toilet cistern of low pressure, all these in white color.
Bathroom equipment: a rectangular mirror that will have the size 60 X 40 cm, a case for soap and sponge in the bath-tup, a case for soap and a case for glass in the sink, a case for the toilet-paper, hangers in the bath-tup, hangers in the sink . There will be also placed a colored tap for the bath-tup and the sink.
14.2. For every extra material, according the demand of any third person, that will need extra work to be placed, the costs will be paid by the person who ordered it, after directly consultation with the constructor.

15. ELECTRIC INSTALLATION
15.1. The electrical net of the residences of the whole complex, will end to the space where the counters of the Public Electricity Office will be. The constructor will be in charge of the supply of electricity until this space of the counters. The costs for the use of electricity of the apartments will be paid totally by their owners and the costs of the communal spaces will be paid analogical.

15.2.The costs of the electric istallation that the constructor has to pay are: pipes, wiring, placing switches, sockets of the firm LEG RAND or of the same quality (also for the communal spaces and the apartments), placing - connecting lighting spots. Switches-sockets besides the above mentioned will be paid by the person who orders them after directly consultation with the constructor . Also in case it is required a three face instead of one face electric supply, the costs of the difference will be paid by the plot-owner or the buyer.

15.3. In every apartement there will be placed.
1)a doorbell
2)in the dinning room: a lighting spot, a socket.
3)In the living room: a lighting spot or two depending the size of the room, three sockets, a telephone socket, two t.v. sockets
4)In the big bedrooms, a lighting spot, three simple sockets, a telephone socket, a t.v. socket.
5)In the second bedroom, a lighting spot, two sockets, a telephone socket, a t.v. socket.
6)In the hall: a lighting spot, one socket.
7)In the bathroom, one simple lighting spot, one socket for the washing machine
8)In the w.c.: a lighting spot.
9)In the kitchen, a light, three sockets (the one re-enforced), a socket for the freezer, a line for the dishwasher, a line for the kitchen-hood. The purchase, the installation and the connection of the connection of the kitchen-hood will be made with costs of the plot-owner or the buyer of the apartment.
10) In the verandas: lighting spots according to the study. A safe-socket in the big veranda.
11) The plot-owner or the buyer will have to ask written the latest in the stage of brickwalls that hw wants the installation of a solar heater. The costs for the purchase of a solar heater will be paid by the plot-owner or the buyer.
12) A telephone for the connection between the apartment and the central entrance doorbell

16. WOODEN FRAMES - DOORS
16.1. The inner doors of the residences will be pressed ,with wooden surface (for ex. MDF-PINE or MDF-WALNUT)
16.2. The entrance door will be made of aluminum panel, pressed, with a design.

16.3. The wardrobes of the bedrooms will be 2,00 meters long for the main bedroom and 1,20 meters long for the rest, with opening doors made of MDF-WOOD. Also in every room there will be placed 3 drawers from the same material with sliding mechanisms, inside the wardrobes there will be placed tubes for hanging clothes.

17.ALUMINIUM FRAMES

The external frames of doors and windows will be constructed by profile aluminium ETEM series 2300 or of same value, in designs and colors according the architectonic study. In the bedrooms there will be placed aluminum scrolls of the same series filled with colored plactic leaflets

The door of the entrance of the building will be made according the architectonic design.

18. HANDHOLDS - LOCKS - HANDLES
18.1. The locks and the handles of the inner doors, of the entrance door of the apartments and of the entrance door of the building will be chosen by the constructor.

18.2. The value of the lock and the handle of the inner doors, is 15 euros per couple (including V.A.T.)

19.GLASS PANES
The glass panes of the inner doors and windows of the apartments will be double, while all the other only one 4 millimeter thick.

20.COOLING-HEATING
There will be installed air condition in the bedrooms and in the living room, that will be independent type SRLIT (9.000 BTU per bedroom, 12000 BTU in the living room). There will be installed central heating (pipes-tubes)

21 TELEPHONE FOR THE CENTRAL ENTRANCE DOORBELL
The telephone for the central entrance doorbell will be chosen by the constructor. Restoration of the communication between the apartments and the central entrance.

22. DOORBELLS OF THE APARTMENTS
There will be placed in every apartment a doorbell from the inland of the choice of the constructor.


23. TELEPHONE LINES
There will be placed in every residence in two spots (living room-bedroom) telephone lines for two telephone numbers until the central box of the Public Telephone Office in a central spot of the building.


24.SHAPING OF THE UNCOVERED SPACE.
The uncovered space of the plot will be cleaned from all rubbles and will be delivered for the planting of trees.

26. CONSTRUCTION OF FENCE
There will be constructed a fence from apparent stone structure, appropriate coated, that will be 70 cm height, 40 cm thick, from the road and between the residences, according the architects plan.

26. SHAPING OF THE PARKING PLACE

The ground of the parking place in the uncovered space of the plot will be cemented and coated with ceramic slaps or industrial ground of first quality with subbase and mesh inside.

27. SUPPLY OF HOT WATER
It will be provided hot water from the solar heater, there will be placed the pipes and the line for the electricity for the installation of solar heater of double energy (solar - electric) in bathroom and kitchen. The costs for the hydraulic and electric lines for the electric and solar heater will be paid by the constructor. The costs for the purchase of a simple or solar heater will be paid by the owner or the buyer.The solar heater (150 lt), is included.

28.SPECIAL EXPENSES OF THE OWNERS OF THE RESIDENCES
Every owner of residence will pay the following expenses:
1)expenses for the supply of electricity of the residence
2)expenses for the supply of electricity of the communal spaces analogical with the rest of the co-owners
3)expenses for the connection of the counter of the Public Electricity Office with his apartment
4)expenses for the connection of the counter of the Public Water-supply Office with his apartment.
5)Expenses for the contribution of the works of drains, if there are any or will come up in the future.
6)Expenses for the connection of the drains of the building with the drains net of the town.
7)Supplying anti-electrocution switch
8)Rest expenses described in the articles above.

29. FINAL AGREEMENTS Return to the top
1. The dimensions of the spaces in the plans, the list and the composed obligations is calculated approximately +-2%
2. The constructor keeps the right to modify the details and terms of this agreement in case of superior force, technical need or other special reason.

3. The constructor executes the wishes of the owners of the apartments for inner modifications or for material changes, if he considers it possible and if the costs are equal. In case of extra costs, the person who wishes that, will pay them in advance, or will execute the works by himself, or will bring the material inside the time limits needed for the undisturbed continuation of the works
